Located in the heart of Scottsdale’s coveted 85258 ZIP code, Gainey Ranch is one of the area’s most established luxury master-planned communities. Known for its mature landscaping, guard-gated neighborhoods, golf course setting and resort-style amenities, Gainey Ranch offers something that can be difficult to replicate in newer Scottsdale developments: a central location combined with decades of established character.

From Arabian Horse Ranch to Luxury Scottsdale Community

Before becoming one of Scottsdale’s premier residential communities, the land was part of Daniel C. Gainey’s Arabian horse ranch. Gainey, a Minnesota businessman and Arabian horse enthusiast, used the Scottsdale property for horses, cattle and agriculture.

In 1980, Markland Properties purchased approximately 560 acres of the ranch with plans to create a luxury master-planned community. Development began in the mid-1980s, and homes were constructed primarily throughout the 1980s and 1990s.

Today, Gainey Ranch encompasses a collection of distinct gated residential enclaves. Depending upon how the community boundaries are defined, Gainey Ranch is generally described as containing 19 residential communities, with seven condominium communities and 12 single-family communities.

What Types of Homes Are in Gainey Ranch?

One of the things that makes Gainey Ranch particularly interesting from a real estate perspective is the diversity of housing.

Buyers can find everything from lock-and-leave condominiums and townhomes to patio homes, golf villas and substantial single-family residences. Some properties overlook the golf course, lakes or landscaped common areas, while others offer mountain views, private pools and larger lots.

Individual neighborhoods include The Estates, The Enclave, The Legend, The Greens, Golf Villas, Golf Cottages, The Courts, Oasis, Pavilions, Sunset Cove and several others.

Because the neighborhoods were developed separately, architecture and floor plans can vary considerably. Much of the original construction reflects the Southwestern and Mediterranean influences popular during the 1980s and 1990s, although many Gainey Ranch homes have since undergone extensive renovations with contemporary interiors and modern finishes.

Who Built Gainey Ranch?

Gainey Ranch wasn't developed by a single production builder in the way many newer Valley communities are today. Markland Properties served as the master developer and was also responsible for construction within portions of the community. Public property records identify Markland/Markland Builders on a number of residences, including condominiums and patio-style properties.

Edmunds is another builder with a significant presence in Gainey Ranch, particularly among larger single-family residences. Properties in neighborhoods including The Enclave and The Legend identify Edmunds as the original builder.

The result is a community with considerably more architectural variation than a typical single-builder subdivision.

What Do Homes Cost in Gainey Ranch?

Because Gainey Ranch contains such a broad mix of housing, pricing can vary dramatically based on the neighborhood, property type, size, level of renovation and—particularly—golf course, lake or mountain views.

As of August 2026, Realtor.com reported a median sold price of approximately $1.42 million for Gainey Ranch, while Redfin reported a median sale price of approximately $1.56 million for the three-month period ending August 2026.

For additional perspective, Gainey Ranch recorded 89 closed sales during 2025, with an average sale price of approximately $1.45 million and an average sold price of $601 per square foot.

Those community-wide numbers only tell part of the story. Condominiums and smaller attached homes can trade well below the overall median, while remodeled single-family residences, golf-course properties and larger estates can command prices well into the multi-million-dollar range.

This is one Scottsdale community where evaluating comparable sales within the specific Gainey Ranch enclave is especially important. Comparing a condominium or patio home with a remodeled golf-front single-family residence simply doesn't provide an accurate picture of value.

Resort-Style Amenities

Gainey Ranch was designed around the idea of resort-style living, and that remains one of the community's biggest draws.

At the center of the community is Gainey Ranch Golf Club, a private club featuring 27 holes of golf divided among three nine-hole courses: The Lakes, The Dunes and The Arroyo.

Residents within the Gainey Ranch Community Association also have access to community amenities centered around the Estate Club, along with walking and biking paths and beautifully maintained common areas. Depending on the individual enclave, residents may also have neighborhood pools and spas.

Nearby, Grand Hyatt Scottsdale Resort adds another layer to the area's resort atmosphere, while Gainey Village Health Club & Spa offers an upscale fitness, wellness and spa option.

For outdoor recreation, Rotary Park provides approximately eight acres of green space, including recreational areas and access to the Gainey Ranch Road Trail.
