Arizona Population Growth and Real Estate
Why Arizona Continues to Lead the Nation in Growth—and What It Means for Real Estate
If you've been wondering why Arizona's real estate market continues to attract buyers, businesses, and investors from across the country, the numbers tell a compelling story.
Arizona isn't just growing—it's thriving.
Arizona Remains One of America's Fastest-Growing States
According to the latest population data, Arizona ranked 7th in the nation for annual population growth, adding more than 67,000 new residents between 2024 and 2025. Looking at the bigger picture, Arizona ranks 5th nationally for five-year population growth, welcoming more than 465,000 new residents.
The Phoenix metropolitan area continues to drive much of that growth. Maricopa County ranked 3rd in the nation, with a net population increase of approximately 35,000 residents in just one year.
One of the biggest success stories is Surprise, which experienced the largest population increase of any Arizona city from 2024 to 2025, adding more than 7,700 new residents.
Why Are So Many People Choosing Arizona?
Several factors continue to make Arizona one of the most attractive places to live and do business.
Arizona offers a competitive flat state income tax rate of 2.5%, making it appealing to both individuals and businesses relocating from higher-tax states.
Employment opportunities continue to expand as well, with approximately 7.3% job growth supporting a healthy economy. Even more impressive, Scottsdale was recently ranked the #1 city in the United States for jobs in 2026, further solidifying the region's reputation as an economic powerhouse.
A Strong Economy Supports a Strong Housing Market
The Greater Phoenix region continues to benefit from a diverse and resilient economy.
Current unemployment remains low at approximately 3.8%, while industries such as professional and business services and healthcare continue to lead job creation.
The Greater Phoenix Economic Council reports that during Fiscal Year 2026, the region attracted 40 new companies, with 27% of those businesses coming from international markets. These companies are expected to create approximately 6,300 new jobs, with an average annual salary of $83,000.
These are exactly the kinds of high-quality jobs that support long-term housing demand and strengthen our local economy.
Planning for Tomorrow's Arizona
Growth isn't slowing anytime soon.
Population projections indicate that by 2034, the Greater Phoenix region is expected to exceed 6.1 million residents, representing approximately 17.7% growth over the next eight years.
Some of the fastest-growing areas are expected to be the West Valley, Pinal County, and portions of the Central Valley, creating new opportunities for homeowners, builders, and investors alike.
Today's median age in Phoenix is just 38 years old, reflecting a vibrant workforce and a steady stream of young professionals and families choosing to call Arizona home.
What About Water?
One of the most common questions I hear from clients relocating to Arizona is about our water supply.
Here's a fact that surprises many people:
Despite significant population growth, Arizona is using approximately the same amount of water today as it did in 1952. A major reason is the dramatic reduction in agricultural water use over the decades, combined with improved conservation practices, water management, and more efficient municipal systems.
It's an important reminder that population growth and responsible resource management can—and do—exist together.
What This Means for Buyers, Sellers, and Investors
Population growth drives housing demand. Job creation attracts new residents. Business expansion creates long-term economic stability.
These trends don't guarantee that home values will rise every year, but they do help explain why Arizona continues to be one of the country's most desirable real estate markets.
Whether you're considering buying your first home, selling your current property, relocating to Arizona, or expanding your investment portfolio, understanding these long-term economic fundamentals can help you make informed decisions.
Arizona's story is about much more than sunshine. It's about opportunity, economic resilience, and continued growth—and those are all positive signs for the future of our housing market.
